Variance Applications

Sometimes, following the zoning rules can be hard because of special situations. For example:

  • A property might have a strange shape

  • Buildings might be too close together because they were built a long time ago

  • A business might have been around for years but no longer fits the current zoning rules

In these cases, you can apply for a variance, which is special permission to do something that normally wouldn’t be allowed.

Common Variance Examples

  • Asking for a taller fence because of nearby property concerns

  • Asking to keep using a small business building in a neighborhood for an office or low-traffic store

How to Apply

If you want to ask for a change to the zoning rules on your property, you need to fill out a variance application. This goes to the Planning and Zoning Commission. They will look at your request and decide if the change can be allowed.

Talk to Staff First

Before you apply, it’s a good idea to talk with someone from the City. Sometimes there are other ways to solve the problem without needing a variance. City staff can help you understand your options and find what works best for you and your neighbors.
