Variance Application
Sometimes, following the zoning rules can be difficult because of unique circumstances. For example:
- A property might have a strange shape
- Buildings might be too close together because they were built a long time ago
- A business might have been around for years but no longer fits the current zoning rules
In these cases, you can apply for a variance - special permission to do something that normally wouldn’t be allowed.
Common Variance Examples
- Requesting a taller fence due to nearby property concerns
- Continuing to use a small business building in a neighborhood as an office or low-traffic store
How to Apply
To request a variance, you must:
- Fill out a variance application
- Submit it to the Planning and Zoning Commission, who will review your request and decide if it can be approved
Talk to Staff First
Before applying, it’s a good idea to talk with City staff. Sometimes there are other solutions that don’t require a variance. Staff can help you explore your options and find the best fit for you and your neighbors.
